Superior Soft Wash
Superior Roof Restoration is proud to offer our Superior Soft Wash. This is a low pressure roof spraying that kills algae, lichen and moss while leaving roofs and other surfaces looking brand new. We use the highest grade cleaning solutions combined with surfactants that have built in inhibitors that deter future growth to truly give you a Superior roof cleaning. We have almost eliminated runoff by implementing our misting method. This lack of runoff saves you money because we can use less solution to clean. Our process prolongs the life of roof shingles, saving you money in the long run as well as adding short term value of a rejuvenated look. We clean with a proprietary 100% Bio Degradable cleaning solution.
Pricing
We price focusing by the hour. We charge $110 per hour plus the cost of chemicals which start at $270. Factors that can add to your total are:
- Roof Dimensions (square footage of roof and pitch) (may require lift or bucket truck)
- Surface Of Roof (may require lift or bucket truck)
- Amount of Algae
- Amount of Moss or Lichen
Roof Dimensions
The larger the pitch or incline, the more surface area your roof will have, so there inherently will need more solution to clean more area. Also, more solution will be needed to clean higher pitched roofs due to its inability to set, caused by higher pitches leading to more run off. Also, the angle affects the way in which we are physically able to clean the roof. Sometimes extremely steep roofs require the use of a lift in order to properly clean, scaffolding or other means to access the roof safely, which will add to the overall price. The most common and effective method of accessing roofs that are extremely steep or elevated is using a bucket truck. This truck is $80 per hour and is quite effective if the job should be in the 4 or 5 hour range. This would add up to $400 to the overall price, but will save on overall hours due to a doost in efficiency the truck provides. However, if the job is more extensive and has more surface area, then a 4x4 boom lift may be required, which is aroun 800 a day, delivered and picked up on location. This is for those extremely steep and or high roofs.
Surface Material
The surface of the roof being cleaned is paramount in estimating pricing. Standard asphault shingles are the most common and most predictable shingle to price because of their prominence. These shingles stick to basic pricing unless a lift is needed. Slate shingles roofs are priced much higher because of the time needed to clean. Where asphault shingles require a two dimensional cleaning, slate shingles, being much thicker require a three dimsional approach when cleaning. This means you must clean the same area from three different angles(top, right and left). This ensures that all the shingle is cleaned and restored to its healthy form. Spanish roofing tiles are similar in that they many times take multiple coats from multiple directions and often require a day or hourly lift. Last are metal roofs. These are some of the more expensive hourly and per project to clean roofs for several factors. Metal roofs require a different cleaning solution, require a scrubbing of that solution into the surface to break up the dirt, algae and bacteria, and require a bucket truck or boom lift so the technician is not required to walk on the slippery metal risking the change of damaging themselves or the roof. These are the four most common roofs seen today, with metal becoming more and more popular each year.
Ammount of Bacteria / Roof Algae
The amount algae is very important when determining cost of service because the more algae, the more solution we use. The density of algae affects how much cleaning solution is used as well because darker and thicher colonies of algae requires more. The density is usually indicative of age, and the age indicates how much the algae has grown into the shingles and facilitated the growth of moss of lichen. We can change the strength of the solution to accomodate extremely infested roofs, but many times, we start with a stronger solution, which will raise the price, yet still takes multiple coats. In this case, a coat is applied, dried, applied again, until the roof is asthetically restored. However, this also adds to overall job time.
Amount of Moss and/or Lichen
The amount of moss is critical because if takes more solution and time to eradicate. Moss in many cases can be killed same day, but in some extreme cases may take multiple treatments to eliminate. While others will use pressure or scrape the moss off, we prefer a gentler method of cleaning. This method relies on the cleaning solution to kill the Moss, and once dead, we rely on mother nature to do the rest, gently washing or blowing the moss away over time. Anything else risks further damaging the shingles. The amount of lichen also adds to price due to the infestation component of this organism. Lichen when left untreated spreads and can grow roots into and under the shingles and can need additional wash's to eliminate.
